Phase 1 [Planning & Design]:

  • Survey your existing conditions

  • Design consultation to understand your preferences and aesthetic goals

  • Develop and finalize your plan layouts

  • Assemble basic permit set of drawings

  • Submit basic permit set to your building’s review board for approval (pre-d.o.b. approval)

Phase 2A [Permits & Approvals]:

  • Coordinate your mandatory asbestos inspection

  • Finalize permit set of drawings for D.O.B. and L.P.C.

  • [Optional Design Development & Bidding]:

    • Permit approval takes 4-6 weeks. During this time, we can refine your design for greater detail, ensuring more accurate bids from contractors.

    • We can assist in finding you contractors and facilitating the bidding process if needed.

Phase 3 [Construction & Completion]:

  • Construction begins after your permit set is approved by the D.O.B. and your contractor is signed on

  • We inspect your project 2-3 times through the duration of construction to ensure work aligns with the approved plans and regulations

  • Upon completion, we sign off on the project with the D.O.B. and L.P.C.

  • [Optional Project Management]:

    • For clients seeking a hands-on approach, we can provide weekly meetings, payment review, submittal review, and punch list coordination to help facilitate the construction process.
